Almost every emergency call we run in July could have been prevented in April. Heat and humidity in Northern Virginia push equipment to its limit, and a system that was merely marginal in spring will fail on the hottest day of the year. Maintenance is not upselling — it is the cheapest hour you will ever spend on your HVAC system.
Start with the filter. A clogged filter starves the blower, drops airflow across the evaporator coil, and can freeze the coil solid. Check it monthly and replace it at least every 90 days — more often with pets or ongoing construction. This is the single highest-value thing a homeowner can do without tools.
Next, the outdoor unit. Keep two feet of clear space on all sides and cut back shrubs and vines. Rinse the fins gently with a garden hose from the inside out to push debris the way it came in. The coil in the photo above lost most of its capacity purely to dirt — the equipment was fine, but it could not reject heat.
Then the things that need a technician. We test refrigerant pressures and superheat, measure the temperature split across the coil, check amp draw on the compressor and blower motor, inspect the contactor and capacitors for pitting and bulging, tighten electrical connections, and clear the condensate drain line before it backs up into the pan and shuts the system down.
Two visits a year is the standard: cooling in spring, heating in fall. It keeps manufacturer warranties intact, holds efficiency where it should be, and turns most would-be emergencies into a scheduled part replacement.
